We are a complete solution for your short term let offering a fully managed service for both clients and guests in our beautiful city of Bath. We are very happy to work with clients who have an established Airbnb property, or set up new listings for clients who want to use their properties to generate an extra income. 



This depends on the location, size and number of bedrooms. Please contact us and we can discuss further.

We don’t believe in long term contracts and operate on a 30-day notice period.

Due to the amount of work involved in establishing a successful short term let, we would only consider properties that will be available for a minimum of three months or more in a 12 month period.

Our standard rate is 17% + VAT. Cleaning, linen and essential supplies are charged in addition to this, but most clients charge guests a cleaning fee to offset some of the additional overhead costs. 

We hope that this wont be the case, but don’t worry, if you don’t have any booking you wont need to pay anything.

No, we do not charge an onboarding or registration fee. When managing your property we want to build a relationship around trust that is mutually beneficial. You should not need to pay a registration fee to any agent. 

Yes, I am afraid there is no escaping it. Any established short-let Airbnb management company should be charging you VAT. 

Yes, we would be very happy to manage as many listings as you have available.



We understand that when instructing a property manager that the relationship needs to mutually beneficial and sustainable for both our clients and Host My Property. Please Contact us with details of your property and we would be happy to discuss this with you.

If we are doing our job properly (which we like to think we do) then you should not need to do anything. Once Host My Property start managing your short term let you can sit back and relax.

Wifi is essential for any short term let. If you do not have wifi please Contact us and we can discuss temporary options.

Yes. your property does need to be furnished but we are happy to provide help and advice on what items are required for a successful short term let.

We need 4 sets of keys. One for us, one for the guests, one for the designated cleaner and a spare. 

Yes! We are available 365 days per year.

Yes. We appreciate that sometimes your circumstances change and you need someone to either act as a co-host, or take over the management of an existing property when it hasn't worked out with another management company. We understand that this can be quite stressful and we aim to make the process as transparent and stress free as possible. We do pick up properties when it hasn't worked out with another agent and this is mentioned in one of our reviews.  

We collect and collate the payments from Airbnb and Booking.com as part of our property management service and after the month has ended, we send a clear and easy to read statement and invoice, identifying what your income and expenditure has been. We then pay the balance into your designated account.



When checking into a property nearly all guests prefer the convenience of using a key safe. We send clear instructions to guests after the cancellation period has ended to ensure that they have clear instructions for accessing the property. We are always available on the phone if required as well. 

When we manage or co-host your property we fully manage every stage for you. This includes supplying hotel quality linen to your property. We deliver, collect, clean and return the linen as and when required. This typically costs £15 per room, per changeover. 

Yes. we aim to achieve as many bookings as possible with a same day turn around with guests checking out and checking in on the same day. We use a professional team of local cleaners who can be very responsive to bookings.

Due to the fixed costs associated with cleaning and linen management we have a minimum stay of two nights at any property. We do this to ensure our clients maximise their return when we manage your property on Airbnb for example. 

Yes. your domestic household policy is unlikely to cover you for holiday letting or using Airbnb to short-let you property. However, most insurance providers now offer insurance for short-lets and we would recommend contacting your existing provider first.

We offer a fully managed short-let service, but we do understand that every clients needs are different. If you have any specific requirements or questions please contact us to discuss.

At the moment we are operating in Bath and the surrounding area. If you have a property in Bathampton, Box or Midford for example or somewhere else on the outskirts of Bath Contact us

Yes, the owners of the business have lived in Bath for over 18 years. 

We always say to potential clients that whilst we hope that you instruct us to manage your property, if for whatever reason you do decide to go with one our competitors, please choose someone local who is based in Bath.


Why? 


Because things do occasionally go wrong, break, or a guest locks themselves out for instance and you need someone who is available at short notice in Bath and not via a call centre in London, Bristol or Manchester.
